Conestoga Quarters: A Case Study

Before Capital Investment Realty was born,

Nick and I were real estate investors. The business was created to help manage our rentals as well as others’ portfolios. We continue to purchase real estate investments and don’t shy away from projects.

In the fall of 2021, Nick saw a unique property coming on the market—a 39-unit residential care facility that had struggled through COVID. The property and its three buildings were very well constructed, and we knew it would be a great deal for the asking price. After dipping our toes into the furnished rental market in Jefferson City, we recognized a need for additional properties to house traveling professionals in our area. At this turning point, we decided to convert the property and give it modern upgrades. It had great bones!

We set off and demolished all three buildings in the winter of 2022. Due to the size of the project, most of the work was subcontracted. We acted as project managers, overseeing everything coming together. The plan was to complete the project in phases. Each building consisted of 12 studio apartments and one suite. The first building was completed in May 2022, and we immediately started on the second building, aiming for a completion date of September 2022. Fortunately, this building was finished just before we welcomed our third child in September. We took a break from construction to enjoy our new family and get some rest!

We began remodeling the third and final building in the summer of 2023. At this time, we decided to document the phases of this building on video since many people were asking about the project. This building was completed in January 2024. We named the property “Conestoga Quarters” to reflect its location near Apache Flats and Pioneer Trail Drive.
